Roof Replacement in Irvington, NJ
When repairs stop making sense, we tear off the old roof down to the deck, fix what we find underneath and install a complete new roof system built for New Jersey winters.
Signs your roof needs replacement
A roof rarely fails all at once. It wears out a little every winter, and North Jersey winters are hard on shingles. These are the signs we look for when a homeowner calls us about an old roof:
- Shingles that are curling, cupping or cracked across large areas, not just in one corner
- Bald patches and dark granules collecting in the gutters and downspouts
- Daylight in the attic, or stains on the attic sheathing after rain
- Soft or spongy areas when walking the roof, a sign of rotted decking
- Repeated leaks in different spots, or ice dams that come back every winter
- A roof with two layers already, which leaves no room for another patch
If you see one or two of these, call us for a free roof inspection before deciding anything. Sometimes a targeted roof repair buys you years.
What our roof replacement includes
A new roof is a system, not just new shingles. Every replacement we do covers the layers you never see once the job is done:
- Full tear-off down to the roof deck
- Rotted or soft sheathing replaced
- Ice and water barrier at eaves and valleys
- Synthetic underlayment across the field
- New drip edge, step and valley flashing
- Ridge and attic ventilation checked
- Chimney and wall flashing rebuilt
- Magnetic sweep and full site cleanup
How we replace a roof, step by step
- Protect the property. Tarps over landscaping, plywood against walls and a dumpster placed where it will not block your driveway or your neighbors.
- Tear off to the deck. All old layers come off so we can see the sheathing. Soft or rotted boards are cut out and replaced before anything new goes on.
- Seal the weak points. Ice and water barrier goes along the eaves, in valleys and around penetrations, where melting snow and wind-driven rain get in first.
- Underlayment, flashing and vents. Synthetic underlayment covers the field. We install new drip edge, rebuild the flashing at walls, skylights and the chimney, and check that the attic can breathe.
- Install the roof. Shingles go on following the manufacturer's nailing pattern, with the ridge capped and sealed.
- Clean up and walk through. Magnetic sweep for nails, gutters cleared, debris hauled away, and a final walk-around with you.
Built for Essex County weather
Irvington and the towns around it get the full range of New Jersey weather: freeze and thaw cycles all winter, heavy snow that sits on the roof, ice dams along the eaves, nor'easters that drive rain sideways, and humid summers that bake shingles. That is why we put the most care into the edges of the roof, where ice and water get under shingles, and into ventilation, which keeps the attic dry in winter and cooler in summer.
Many homes here are older colonials, Victorians and two-family houses with steep pitches, dormers and brick chimneys. Those details are where roofs leak. We rebuild the flashing at every one of them instead of reusing the old metal.
Residential and commercial roofs
We replace roofs on single-family homes, two-family and multi-family buildings, and commercial properties. If your building also needs new siding or replacement windows, we can plan the work together so the exterior is sealed as one system.

Roof Replacement questions in Irvington, NJ
If the damage is limited to one area, a repair is usually enough. Widespread curling or cracked shingles, granules piling up in the gutters, soft spots on the deck or leaks in several places point to replacement. A free roof inspection settles it.
Under New Jersey's Uniform Construction Code, replacing the roof covering on a detached one- or two-family home is generally treated as ordinary maintenance, so a permit is usually not required. Attached homes, structural repairs and commercial roofs are different, so we confirm with the local construction office before work starts.
Most single-family roofs are torn off and replaced in one to three working days, depending on the size of the roof, its pitch, how many layers come off and how much sheathing needs replacing. Weather can move the schedule, and we never leave a roof open overnight without protection.
We recommend a full tear-off. Removing the old layers lets us inspect and replace damaged sheathing, install ice and water barrier where New Jersey winters need it most, and keep the roof lighter. Many manufacturers also expect a clean deck for their warranty terms.
Price depends on the roof's size and pitch, the material, the number of layers to remove and how much sheathing is damaged. We measure the roof and give you a written estimate for free. Projects start at $1,500.
Yes. We offer a 20-year warranty. Ask us what it covers for your specific roof when we give you your estimate.
