Window Replacement in Irvington, NJ
Drafty, foggy or hard-to-open windows make a house colder, louder and harder to keep up. We replace them and seal every opening so they perform the way they should.
Signs your windows need replacing
Windows wear out slowly, and many homeowners get used to their quirks. These are the signs that replacement will make a real difference:
- Cold drafts near the windows on windy days
- Fog, moisture or a milky film between the panes
- Sashes that stick, will not stay up, or no longer lock
- Soft, cracked or rotted wood on the frames and sills
- Peeling paint and water stains on the wall below the window
- Outside noise that comes straight through the glass
What our window replacement includes
- Measurement of every opening
- Removal of old sashes or full frames
- Inspection of sills and framing for rot
- Rotted sill and framing repairs
- Flashing and sealing of the opening
- Insulation around the new frame
- Interior and exterior trim finished
- Cleanup and old windows hauled away
How we replace windows
- Measure each opening. Older houses are rarely square, so every window is measured on its own.
- Remove the old window. Depending on the frame, we remove only the sashes or the whole unit down to the rough opening.
- Check and repair. Rotted sills and framing are repaired before the new window goes in.
- Install, flash and seal. The new window is set level and plumb, flashed into the wall, insulated around the frame and sealed.
- Trim and clean. Interior and exterior trim is finished, and we leave each room clean.
Windows for older North Jersey homes
Many houses in Irvington, Maplewood, South Orange and the Oranges still have original or decades-old windows in openings that have shifted over time. That is why we look at each opening before quoting and why we pay close attention to sills, which collect water and are often the first part of the frame to rot.
New Jersey's long heating season and humid summers both show up at the windows: cold glass and drafts in winter, condensation and swelling wood the rest of the year. A properly flashed and sealed window keeps water out of the wall as well as cold air out of the room.
Windows as part of the exterior
Windows are where the walls, siding and trim come together. If your siding needs work too, we can plan both so each opening is flashed into the new wall. If you are also replacing your front or patio doors, we can handle them in the same project.

Windows questions in Irvington, NJ
Common signs are drafts you can feel, fog or moisture between the panes, sashes that stick or will not stay open, soft or rotted wood frames and sills, and condensation that keeps damaging trim or walls.
An insert window fits inside the existing frame, which is faster and keeps interior trim. A full-frame replacement removes everything down to the rough opening, which lets us fix rot and flash the opening properly. We recommend the one your frames can support.
Condensation on the inside glass is usually high indoor humidity meeting cold glass. Fog between the panes means the seal of an insulated window has failed and that unit needs replacing.
Each window is usually replaced in a few hours, so most homes are done in one to a few days depending on how many windows there are and whether frames need repair. We close every opening the same day it is opened.
Yes. We work one opening at a time, so each room is only open briefly. Extreme cold can slow down sealants, so we plan around the coldest days.
Not always. Many replacements only need new trim around the window. If the siding is damaged around the openings, we can repair it or plan a siding project at the same time.
